One of the largest mass timber office developments in the U.S., Walmart's new Home Office Campus presented unique sustainability challenges due to its remote location and limited opportunities for LEED Location & Transportation credits. ecoREAL partnered with the project team to maximize LEED performance through strategic materials selection, indoor environmental quality, and streamlined certification management—helping the project significantly exceed sustainability targets.

How EcoREAL Helped:

As the Lean LEED Construction Administration consultant, ecoREAL partnered with Shawmut Design and Construction and Gensler to develop and execute a targeted LEED strategy focused on the Materials & Resources (MR) and Indoor Environmental Quality (IEQ) credit categories. Using Green Canary software, ecoREAL streamlined LEED documentation, tracked compliance in real time, and coordinated with manufacturers and subcontractors to maximize available certification points.
Because the project's location limited opportunities to earn Location & Transportation credits, ecoREAL concentrated on optimizing material transparency, responsible sourcing, life cycle assessment (LCA), and low-emitting products. The team secured 73 Environmental Product Declarations (EPDs) across 34 manufacturers, achieved an 8.5 LCA Optimization score, documented that nearly 58% of the $18.6 million materials budget came from responsibly sourced products, and completed 44 Material Ingredient evaluations. ecoREAL also helped the project achieve exceptional indoor air quality by specifying low-emitting materials, resulting in 100% compliant flooring and ceilings, 99% compliant paints, and 97% compliant composite wood products.
Through strategic planning, technical documentation, and proactive coordination, ecoREAL helped the project substantially exceed LEED targets while simplifying the certification process for the entire project team.
